Listing Fee 2%
1. IEREAL’s listing fee is 2% of the selling price of residential, commercial, or multi-family property
2. If the buyer is not represented by another REALTORÒ, an additional 2% is assessed to pay a buyer’s agent fee to IEREAL
3. Sellers should expect buyers will request their buyer’s agent fees paid by the seller from the sales price so that it is added to their mortgage financing. Buyers who choose to pay their agent separately will usually expect a lower sales price as a result.
4. Listings for land, manufactured housing, transactions with a selling price of less than $350,000, or transactions deemed complicated may result in an offer to list at a fee above the base rate
Buyer’s Broker Fee 2%
1. The base rate for buyer representation is 2% of the selling price of residential, commercial, or multi-family property
2. IEREAL agents only represents buyers who agree to use IEREAL exclusively for their real estate purchases in the areas serviced by IEREAL
3. Buyer representation costs are paid from the seller’s proceeds when offers are made subject to this term or the buyer can choose to pay as part of their closing costs, this will be detailed in the representation agreement before offers are made
4. Purchases of land, manufactured housing, transactions with a selling price of less than $350,000, or transactions deemed complicated may result in an offer to represent at a fee above the base rate
Rental Listings 8%
1. The base listing fee for rentals is 8% of total rent for each term
2. Applies to residential, commercial, or multi-family property
3. This fee is due at the start of each term including renewals
4. The minimum fee is $2000
5. Part of the fee may be shared, at the listing broker’s discretion, with the renter’s broker if there is one
Renter’s Broker Fee 4%
1. The base fee for renter representation is 4% of total rent for each term
2. Applies to residential, commercial, or multi-family property
3. The fee is assessed at the start of each term of the lease, including each renewal term
4. The minimum fee is $1000 per term
Rate Policies

2. Commission rates may be negotiated by the buyer, seller, or broker (IEREAL is a broker), as real estate commissions are negotiable
3. There are no industry or local standard rates. Each broker determines their own rate and may increase or decrease that rate for any transaction.
4. All publicly quoted rates are base rates. These are subject to change and to negotiation by any party before the representation agreement is signed by all signers. Review all agreements before signing for the actual terms being offered to you.
5. Some brokers may charge extra fees such as assistant fees, transaction fees, transaction coordinator fees. IEREAL does not charge those fees.
6. IEREAL rental agreements contain provisions for a 1% finder’s fee due to IEREAL in case of purchase of the property by/to the renter without the assistance of IEREAL in the purchase transaction
7. Closing costs, including down payment, escrow, title, and taxes, are additional and separate from IEREAL's fees
8. The broker may decline to represent any seller, buyer, renter, or landlord
9.
